Noble Land Ventures, LLC was created to provide landowners with a professional alternative to the traditional real estate process. Land is different from residential real estate. It requires an understanding of access, topography, timber, zoning, utilities, buyer demand, rural property use, financing flexibility, and long-term value.
Our company focuses on land acquisition, improvement, assignment, transfer, novation, option, seller financing, land contract structures, and resale strategies designed to create practical solutions for landowners and buyers.

Christopher Wilson is the Founder, Managing Member, and CEO of Noble Land Ventures, LLC, a land-focused acquisition and investment company created to provide landowners with practical alternatives beyond the traditional real estate listing process.
Chris is a multi-state licensed real estate Associate Broker, REALTOR®, ABR®, SRES®, Team Leader, Land Specialist, and Regional Ambassador with Keller Williams Land. He is licensed in Pennsylvania, Maryland, and West Virginia and is affiliated with Keller Williams Keystone Realty in York, Pennsylvania, and Keller Williams Realty Advantage in Martinsburg and Morgantown, West Virginia.
With extensive experience in land, rural property, residential real estate, commercial real estate, investment property, timberland, recreational and hunting land, agricultural land, property marketing, buyer analysis, and landowner consultation, Chris understands that every landowner’s situation is different.
Noble Land Ventures was created from Chris’s belief that landowners should have more than one path forward. For some owners, a traditional brokerage listing may be the best way to pursue broad market exposure and competitive buyer activity. For others, a more direct, private, flexible, or structured solution may better fit their timing, property, financial goals, or personal circumstances.
Through Noble Land Ventures, Chris leads a company focused on evaluating direct land acquisition opportunities, seller-financed purchase structures, land contracts, option agreements, assignments, transfers, novations, buyer substitutions, land improvement strategies, and resale opportunities. The company’s purpose is to help landowners understand their available options and move forward with clarity, confidence, and professionalism.
Important Note: Traditional real estate brokerage services are separate from Noble Land Ventures, LLC and must be handled through the appropriate licensed real estate brokerage relationship. In direct investor transactions, Noble Land Ventures, LLC acts as a principal buyer/investor and not as the landowner’s real estate broker, agent, or fiduciary unless a separate written brokerage relationship is established through a licensed brokerage.
A Message From Our Founder
Land is different.
It is not just another piece of real estate. Land may represent family history, inheritance, retirement planning, recreation, farming, hunting, timber, investment, or a legacy that has been held for generations. I founded Noble Land Ventures, LLC because I believe landowners deserve more than a one-size-fits-all answer when they are considering what to do next.
For many landowners, a traditional real estate listing is the right path. Broad market exposure, professional brokerage representation, and competitive buyer activity can often produce the best result. As a multi-state licensed real estate Associate Broker and Land Specialist, I understand that process well and believe strongly in the value of professional brokerage when it is the best fit for the owner.
But traditional listing is not always the best answer for every landowner.
Some owners need privacy. Some need speed. Some inherited land they do not use. Some own property with access issues, title questions, deferred maintenance, zoning uncertainty, perc or septic questions, timber considerations, or marketability challenges. Others simply want a direct conversation with a company that understands land and can explore a different structure.
That is why Noble Land Ventures was created.
Noble Land Ventures is a principal land acquisition and investment company built to provide landowners with additional options. Depending on the property and the owner’s goals, those options may include a direct purchase, option agreement, assignment, transfer, novation, buyer substitution, seller financing, land contract, installment arrangement, land improvement strategy, or eventual resale.
We are not trying to pretend that we are a charity. Noble Land Ventures is a business, and yes, the company may earn a profit through the acquisition, improvement, assignment, financing, or resale of land and land-related interests. But profit should never require confusion, pressure, or taking advantage of a landowner who does not understand the transaction.
That is where we are different from other wholesale-style companies.
Some wholesale-style companies exist only to capture equity or equity profit from property owners as quickly as possible. Noble Land Ventures was founded with a different philosophy. Our goal is to provide clear options, honest explanations, written disclosures, and a professional process so landowners can make informed decisions. If a traditional listing is likely the better path, that should be discussed. If a direct investor structure better fits the owner’s goals, that should be clearly explained. If seller financing or a structured sale may make sense, that conversation should be handled thoughtfully and documented properly.
The foundation of this company is simple: trust, clarity, stewardship, and honorable dealing.
We want landowners to understand who we are, what role we are playing, how the transaction may be structured, and how Noble Land Ventures may profit. We encourage independent legal, tax, financial, appraisal, valuation, and real estate advice before any agreement is signed. A good transaction should be clear to everyone involved.
Noble Land Ventures exists to give landowners another path forward, not to replace traditional brokerage, but to provide an additional option when a direct, flexible, or structured land solution may better serve the owner’s goals.
