Is Noble Land Ventures a real estate brokerage?

No. Noble Land Ventures, LLC is a principal land acquisition and investment company. Traditional real estate brokerage services are separate and must be handled through the appropriate licensed brokerage relationship.


What types of land do you review?

We review vacant land, rural acreage, recreational land, hunting land, timberland, agricultural land, inherited land, estate land, development land, transitional land, and land with underutilized value.


In some cases, yes. Noble Land Ventures may contract directly with landowners as a principal buyer or investor.

Do you buy land directly?


Not necessarily. Depending on the property and seller’s goals, Noble Land Ventures may consider direct purchase, seller financing, installment payments, land contracts, option agreements, assignments, novations, or other structured acquisition methods.

Do you always pay cash?


Seller financing generally means the landowner finances part or all of the purchase price directly to the buyer under written terms instead of requiring traditional bank financing or full payment at closing.

What is seller financing?


A land contract, sometimes called a contract for deed or installment land contract, is a structured agreement where payments are made over time and title transfer is handled according to the written contract and applicable state law.

Why would a seller consider financing?

A seller may consider financing to receive payments over time, potentially earn interest, create flexibility, or sell land that may not fit traditional financing. Seller financing should be reviewed with legal, tax, financial, and title professionals.


Do you always close on the land yourselves?

Not always. Depending on the structure, Noble Land Ventures may close directly, acquire through seller financing, enter into a land contract, assign or transfer its contractual interest, use a novation or buyer substitution, pursue an option, improve the property, double-close, or resell after acquisition.


Assignment generally means Noble Land Ventures may transfer its contractual rights under an agreement to another buyer or assignee, if permitted by the agreement and applicable law.

What does assignment mean?


Novation generally means the original buyer may be substituted with a new buyer by written agreement of the required parties.

What does novation mean?


A direct investor transaction may result in a lower price than a traditional brokerage listing because the company is acting as a principal investor and may seek to earn a profit. Some landowners choose this option because they value speed, simplicity, certainty, privacy, flexibility, structured terms, or a direct solution.

Will I get full market value?


Can I still list my property traditionally?

Yes. A traditional brokerage listing is a separate option. Some landowners may prefer full market exposure through a licensed brokerage relationship.


What if my land has a house or cabin on it?

We may still review it. If the property contains one to four residential dwelling units, additional residential disclosures and compliance review may apply.


In a Noble Land Ventures direct investor transaction, the company is acting as a principal buyer/investor and does not charge a brokerage commission as your agent. Any traditional brokerage commission would be separate and handled through a licensed brokerage relationship.
